Faunspring Farm Addition

The owner lived in a small cottage with a living room, a cramped kitchen, a small

bath and bedroom. We gutted the inside of that cottage and divided its space

between a large working kitchen with island, a large guest bedroom and a large

bathroom. A new covered porch outside the guest bedroom allows the guests to

enjoy the sunsets on the farm. The bath has a Japanese soaking tub in addition to

the shower and vessel sink on a live-edge hardwood counter-top. The new working

kitchen fills the space formerly taken by the living and dining rooms. Along with the

new pantry, it has enough storage space, counter space and sinks to support food

production from the farm. The entire floor of the cottage was removed and was

replaced with a hydronic heating system sub-floor powered by a tankless water

heater under the new tile and T&G wood flooring. The old crawlspace was sealed

and insulated. A new timber frame structure was added adjacent to the cottage to

provide the living space with a loft for sleeping. The timber frame is covered by

structural insulated panels (SIPs) to provide superior insulation and airtightness. A

custom stair made from live-edge cherry and welded steel has been hung from the

loft to provide access to those upstairs areas. Between the new building and the

renovated cottage, a covered breezeway provides a deck from the loft, above, and

a transition from the kitchen on the ground floor. Both ends are openable to provide

cooling breezes in the summer. The combined wings of the old and new house

capture and funnel the westerly breeze through the new breezeway.
